Traditionally a Manufactured Home (Z240) is a home (Single or Double Section) that comes with a steel frame that can be placed on blocks and engineered pads as a single level home on a pad or concrete slab. A Modular Home (A277) is a home (Single or Double Section) that can come with or without a steel frame to be placed on a foundation.

The term “Modular” describes the method of construction, not the style of building.

Absolutely! Whether you’re looking at a single or a double section home you can make changes and customize any one of our standard floorplans.

Absolutely! Our Home Consultants at Bob Paterson Homes can assist you with recommending preferred lenders who specialize on mortgages with Manufactured and Modular Homes.

All Moduline Homes come with a 1 year manufacturers warranty. As it would be for a site-built home, your home also comes with a 10 year structural warranty. (Read about the Pacific Home Warranty here.)

Private land or a manufactured home park.

Our homes can be placed on either private land as a primary residence or even as a secondary dwelling.* Homes can also be placed in a Manufactured Home Park. We have available bays in Williams Lake and Quesnel exclusively for your home. Get in touch with us today for more info.

Manufactured and Modular Homes are built in a weather-controlled environment which limits weather delays during the construction of your home. This means your home can be constructed in a matter of weeks versus months.

Modular Homes must conform to specific rules, guidelines and building codes that often surpass those of traditional on-site homes.

Affordability is a huge factor when considering Modular versus On-Site construction. Modular can be more affordable due to shorter build times which will save you money on the overall construction. Factory built homes are much more energy-efficient, so your monthly expenses can be substantially less.
